Position/Project Overview:
Project Solutions Inc. is seeking a Construction Management Representative to provide full-time, on-site construction management services for the rehabilitation of the Freedom Rider Greyhound Bus Depot and Mural Building located in Anniston, Alabama, including oversight of construction activities, documentation, schedule monitoring, quality assurance, and coordination with project stakeholders. The project supports the rehabilitation of historic Civil Rights-related structures and requires on-site representation throughout the construction phase.
This role is contingent upon award of project.
Responsibilities and Duties:
- Serve as the full-time on-site Construction Management Representative (CMR) for the rehabilitation project and act as the primary construction management presence at the project site.
- Monitor construction activities to verify compliance with contract documents, plans, specifications, applicable codes, and project requirements.
- Conduct site observations and inspections, including documenting construction progress and maintaining project records and reports.
- Review and track the contractor’s construction schedule, monitor progress against milestones, and identify potential delays or schedule impacts.
- Evaluate contractor pay applications, cost proposals, change requests, and other project-related documentation for accuracy and compliance.
- Coordinate and communicate with project stakeholders, including the owner, contractor, and other project participants, regarding construction activities and project status.
- Monitor quality assurance and quality control activities to help ensure work is completed in accordance with contract requirements and industry standards.
- Observe and report on site safety conditions and construction practices, including adherence to applicable safety requirements and regulations.
- Utilize construction management software and tools to prepare reports, manage project documentation, track schedules, and support project administration activities.
Required Education, Knowledge and Skills
Education/Certification:
- No specific degree or educational qualification is required for this position.
- OSHA 30-Hour Construction Safety Training certification is required.
Experience:
- Experience reading, interpreting, and applying construction contracts, drawings, plans, specifications, and related project documentation
- Knowledge of construction means, methods, materials, and industry practices necessary to observe and document compliance with project requirements
- Experience monitoring construction activities and documenting project progress through reports, inspections, and field observations
- Ability to review and evaluate construction schedules, assess project progress, and identify schedule impacts or delays
- Experience evaluating cost estimates, contractor proposals, payment applications, contract modifications, and scope changes
- Working knowledge of applicable building codes, construction standards, and safety regulations
- Experience coordinating and communicating with project stakeholders, including owners, contractors, and project team members
- Proficiency using construction management and business software, including Microsoft Word, Microsoft Excel, Adobe PDF, Microsoft Project, and Microsoft Teams
- Familiarity with quality assurance, quality control, project documentation, and field oversight activities associated with construction projects
Key Attributes & Skills:
- Strong ability to read, interpret, and understand construction contracts, plans, specifications, and related project documents
- Working knowledge of construction practices, methods, materials, and procedures necessary to monitor project compliance and performance
- Ability to observe, evaluate, and document construction activities and contractor performance in accordance with contract requirements
- Strong understanding of applicable building codes, construction standards, and safety regulations
- Ability to review and assess cost estimates, contractor proposals, payment requests, schedule updates, and scope modifications
- Effective communication and coordination skills for working with project stakeholders, including owners, contractors, and project team members
- Strong organizational and documentation skills to maintain project records, prepare reports, and track project activities
- Proficiency with construction management and business software, including Microsoft Word, Microsoft Excel, Adobe PDF, Microsoft Project, and Microsoft Teams
- Ability to monitor construction schedules, track project progress, and support quality assurance and quality control activities throughout the construction phase
